Pricing
Sales
Our fee for a sale generally ranges between £1,500 – £3,500 plus VAT and disbursements.
Disbursements
Disbursements are costs that are payable to third parties. The most common disbursements for a sale are as follows:
- Bank Transfer admin fees £40 per transfer plus VAT.
- Land Registry documents £7 per document plus VAT.
- Identity Check Fee – up to £14.40 per person including VAT.
If the property is leasehold there will be other disbursements payable to the management company and Landlord for providing information.
VAT is calculated the current rate of 20%
Purchases
Our fee for a purchase range between £1,500 – £3,700 plus VAT and disbursements.
Disbursements
Disbursements are costs that are payable to third parties. The most common disbursements for a purchase are as follows.
- Bank Transfer admin fees £40 per transfer plus VAT.
- Land Registry Registration fee £20 – £1105.
- Identity Check Fee £14.40 per person including VAT.
- Search Pack fee £200 – £600 plus VAT depending on local authority charges.
- OS1 search fee £7 per title plus VAT.
- Bankruptcy search fee £6 per person plus VAT.
For a leasehold purchase there may be notice fees payable to the Landlord and / or management company which may require a notice fee to be payable usually between £50-£200 plus VAT.

Factors that can increase our fees on both a sale and a purchase include:
- If the property has one or more mortgages or charges
- If the property is worth over £1 million.
- If the property is unregistered.
- If there is a management company.
- If you wish to complete within 14 days of exchange.
Time Scales
For any transaction, the timescales are subject to change depending on various factors. The average process takes between 12-16 weeks. If you are buying a leasehold property this will take longer.
Our fee assumes that:
- This is a standard transaction and that no unforeseen matters arise.
- This is the assignment of an existing lease and is not the grant of a new lease.
- No unforeseen complications arise.
- All parties to the transaction are co-operative and there is no unreasonable delay.
- No indemnity policies are required. Additional disbursements will apply if indemnity policies are required.
Key Milestones
The precise stages involved in the sale and purchase of a residential property vary according to the circumstances. However, below are the usual key stages of any property transaction:
- Take your instructions and give you initial advice
- Check finances are in place to fund purchase and contact lender’s solicitors if needed
- Deal with contract documents and carry out necessary searches
- Obtain planning documentation if required
- Deal with enquiries.
- Give you advice on all documents and information received
- Go through conditions of any mortgage offer with you
- Send final contract to you for signature
- Agree completion date (date from which you own the property)
- Exchange contracts and notify you that this has happened
- Arrange for all monies needed to be received from lender and you (if buying)
- Complete purchase
- Deal with payment of Stamp Duty/Land Transaction Tax (if buying)
- Deal with application for registration at Land Registry (if buying)
Remortgage
A remortgage is when you either renegotiate with your current lender or change the mortgage on your property to a new lender.
Time Scales
A typical remortgage takes between 6 and 8 weeks.
Key Milestones
With every transaction there are key milestones, which may vary according to individual circumstances. They may be as follows:
- Taking your instructions and giving initial advice based on the information you have provided.
- Requesting the Title Deeds and Redemption Statement.
- Obtaining Official Copies of the Title.
- Checking the Title.
- Checking Official Copies.
- Leasehold properties will require the lease to be checked and enquiries made if relevant.
- Searches.
- Checking the mortgage offer.
- Preparing for completion.
- Requesting final redemption statement.
- Requesting the mortgage advance.
- Completion.
- Registration.
Pricing
Our fee for a remortgage range between £800 – £2,000 plus VAT.
Factors that can increase our fees are:
- the level of client involvement required, and the seniority of our personnel required to be involved by the client.
- whether consents from any third party (typically but not always a landlord) are required and whether that third party attaches conditions to that consent.
- If the financing involves a second or subsequent legal charges.
Disbursements
Disbursements are costs related to your transaction that are payable to third parties. The most common disbursements for a remortgage are as follows.
- Bank Transfer admin fees £40 per transfer plus VAT.
- Land Registry Registration fee £20 – £140.
- Identity Check Fee £14.40 per person including VAT.
- OS1 search fee £7 per title plus VAT.
- Bankruptcy search fee £6 per person plus VAT.
- Search Pack fee £200 – £600 plus VAT depending on local authority charges or indemnity insurance.
